Listing input means every required field, room dimensions, features, HOA details, showing instructions and photo captions entered accurately from your intake sheet. State mini-TCPAs in Florida, Oklahoma and Washington are applied by area code. 2. **Fair Housing in marketing.** Listing descriptions, social posts and ad copy avoid protected-class language under the Fair Housing Act enforced by HUD. Every batch is entered by the named assistant and checked by the backup or team lead against the source document before it is marked done. Errors found on the check are corrected and counted, and the error rate appears on the monthly QA scorecard. For MLS entries, you approve the listing before it goes live, so a mistake in a field never reaches the public feed. ### Can you clean up a messy CRM database? Yes. The assistant exports the database, removes exact and near duplicates, standardizes phone numbers, email addresses and names, fills in missing sources where they can be inferred from tags or notes, and re-imports with your agent assignment rules. Contacts who asked not to be contacted are kept with the right flag rather than deleted. You receive a before-and-after summary and a list of records that needed a human decision. ### Do you work from paper sign-in sheets? Yes. Photograph or scan the open house sign-in sheet and send it over.
